it takes about 10-15 years of tenants living in an apartment before you actually break even and earn money via rent, you need at least two dozen owned apartment to rent out to be able to live from the passive income. its an overall shitty gig and your income is always on the line, and new zoning laws or changes in the neighborhood can fuck you over. if theres too many niggers moving in next door, you can kiss your rent money goodbye because nobody will want to live in your apartments anymore

I'm legally required to put most of the money in capital savings funds when the units need to be redeveloped every ~15 years, most of the rent money is going into these funds and I only make around 5-7% profit from the actual rent money on a good property. everything else gets chewed up by maintenance, taxes and other shit.

if there are some unexpected expenses like tenants not paying anymore and dragging me to court, then it chews into my profit as well, its not as foolproof as people make it out to be. being a landlord and having tenants is a gamble.

I inherited a new home when my father in law passed away in December and pretty much immediately sold my home to move in there. Lots of people told me I should have just rented my old house out to make money but with a full-time job, baby on the way and actually wanting to enjoy my time off I barely have time to keep up with maintenance on one home I can't imagine a second from a person who does not give a fuck about the home they have no incentive to care about the future of.

Take lump sum from sale, put in basic investment account, do nothing again ever while it collects interest you compound into the investment.
