If you want to make a nice statue you pick the material that is easiest to work with, marble is very soft and chisels and polishes very well. If you're going to paint it, surely you'll pick the white stone since it adds the most brightness?

For example, having an entire department devoted to acquiring and managing firm real estate which suddenly finds its existence threatened. All it takes in a given industry is a couple firms deciding to take away WFH and then everyone else does the same because most people are followers, even at this scale.

We could have started working from home twenty years ago or even longer. Many jobs could have been hybridized even before the 90s but they weren't and they wont be.
Working from home either means your employer respects and trusts you or you do unimportant monkey work where your productivity is basically meaningless and ask yourself which category most people are going to fall into.

The amount of office work will decrease dramatically with digitized automation because a lot of office work is just people answering emails, reading other documents, typing up new documents, etc. This is something that makes sense to do at a specific and secure location if you're say a lawyer because you don't want confidential emails to end up on private servers but if you're just working sales you can literally do that from anywhere in the world.
