So we all have to do something that justifies us getting a salary, and contrary to the myth of no show jobs we actually have to prove that we’re doing something worth the wage.
We have something to do just about 7 days a week, whether it’s visiting properties we own, hosting fundraisers, meetings with various people, dealing with legal shit from someone suing for some minor thing to making sure everything we own is up to whatever standards and codes they need to be at. We have to check one property every day because someone continually blocks the electrical panel with a box, refuses to put it somewhere else, and if a fire marshall comes in it’s a 10s of thousands of dollar fine. some of it more labor intensive and yeah some of it banal and just talking, but it adds up to almost no free time. Granted we could probably hire a team of people to take care of some of that stuff, but as a family of 6 we can manage. Unless your goal is to just live until your savings drain and then die without any heirs there’s no such thing as “living off your money”

Also today’s climate is not surprisingly very hostile towards landlords. We have someone trying to sue us (frivolously obviously) right now because they don’t like their roof color??? I already own one multi family house and if I had 10 or 11 more of them and hired a landlord the amount of work I’d still have to do is insignificant, not even 10 hours a week. And if I didn’t want to do that I’d just hired one of my cousins or siblings to do it. I’d still easily be making 300-400k+ a year which is more than what me and my wife make now. The vast majority of people can easily be set for life if they had 5 million dollars and never have to work again while living a very nice life with a 300-400k+ income.

Something else I forgot to mention is that if you’re have any smarts at all you’re not going to buy all of your properties under your name and just rent them out, which means at minimum setting up LLCs for each one, which is another headache because that’s something that has to be maintained and kept track of. Everything we own is either in a trust for me/brother/sister or under a different LLC

You can assume it’d be insignificant but in my experience having multiple properties commercial and otherwise adds up the problems exponentially, one headache a month from 1 property is manageable, 10 headaches a month from 10 different properties is a different story. I mean that’s not to say that if you woke up and got a ton of money you might just hit the jackpot and buy ten perfect properties that have 10 perfect tenants for the rest of your life, it’s a gamble like anything else. Keep in mind I’m not saying your wrong on any level real estate is always a safe bet financially and probably one of the safer ones out there if you own good properties in decent areas
